LAND AND NATURAL FEATURES

Parcels and Topography:

The property is ½ mile long east to west.  The northern property line runs due east/west along a section line.  There are two legal parcels. 

Western Parcel:  The western parcel is a rectangle 300 ft. wide by ¼ mile long and contains 8 acres. It fronts on McFarland Creek Rd.  This parcel is mostly level with a low ridge running along the south side separating Currant Creek Valley from Dry Creek Valley and sheltering the property from any view of Hidden Springs and other nearby development.  There is a large, flat, sandy area just west of the house that would make an ideal location for a riding arena.

Eastern Parcel:  The eastern parcel is a trapezoid containing 16.68 acres, with the southern property line running northwest to southeast.  East of the house, the valley gradually becomes steeper with lava rock cliffs rising on the south side of the creek.  The north hillside features prominent lava rock outcrops with numerous netleaf hackberry trees, several side draws and a small spring.  Tucked up in the east end of the valley there is an island in the stream bed and two large sandstone hoodoos, one topped by an anvil shaped balanced rock.
